What Is Your Calgary Home Worth? How a Proper Home Evaluation Works

Online estimates are a starting point, not an answer. An automated value cannot see your renovations, your lot, your view, or the three sales on your own street that actually set your price. A proper home evaluation is a comparative market analysis built from recent, nearby, genuinely comparable sales, and it is free.

What a real evaluation includes

Comparable sales, chosen carefully. Recent sold properties in your community that match yours on type, size, age and condition, with adjustments explained. A sale two streets away in the same school catchment is worth more than ten sales across the city.

Your competition today. The active listings a buyer will compare yours against, and the months of supply in your segment. In October 2026, that ranged from 2.51 months for West district detached homes to 5.28 months for apartments (CREB). The same house is worth a different strategy in each.

Condition and updates, priced honestly. Kitchens, bathrooms, roof, furnace and windows move value, but not dollar for dollar. An evaluation should say what your updates likely add and what they do not.

A range and a strategy, not just a number. The output is a realistic value range plus the list price that fits your timing: maximum exposure, a balanced approach, or a faster sale.

Why the district numbers matter

Citywide, Calgary's October 2026 benchmark price was $564,200 on 1,592 sales. That single number hides the real story. West district detached homes benchmarked at $988,400, up 3.15% year over year. North West detached sat at $765,500. Apartments citywide were $288,800, down 7.9%. Your evaluation has to start from your district and your property type, not the citywide average.

Questions homeowners ask

Is the evaluation really free? Yes. It is a written comparative analysis with no obligation to list. If you decide to sell later, the same analysis becomes the pricing foundation.

How is this different from an online estimate or my tax assessment? Online tools and assessments use recorded data and formulas. Neither has seen your home, your updates, or your street. Assessments also lag the market by design. A comparative analysis uses current sold evidence and local knowledge.

Do I need an evaluation if I am not selling yet? It is still useful for refinancing conversations, estate and separation planning, and deciding whether a renovation is worth doing. Knowing the number early makes every one of those decisions cleaner.

Noor's read

Most pricing mistakes I see come from anchoring on the wrong evidence: a neighbour's asking price, an online estimate, or what a home sold for two years ago. Sold data from your own streets, read against today's supply, is the only anchor that holds.
