How do I choose a listing agent in Calgary?
How do I choose a listing agent in Calgary?
Choose a listing agent the way you would hire for any important job: interview more than one, ask how they price, and check their record in your district and property type. In Calgary's current market, where results differ sharply between districts, local knowledge matters more than a citywide sales pitch. The right agent prices from current district data, shows you the comparable sales behind the number, and has a clear marketing and communication plan you can hold them to.
Start with local track record
Calgary is not one market. In October 2026, detached prices in the West district were up year over year while the North East was down more than 6 per cent, and apartment condos were in a buyer's market while detached homes were close to balanced. An agent who works your district and your property type daily will read those conditions correctly. Ask how many homes they have sold in your area recently, and ask to see those sales. Experience in your neighbourhood is worth more than a large citywide total in areas the agent rarely visits.
Ask how they set the asking price
Pricing is the decision that most affects your result. A good listing agent arrives with a comparative market analysis built on recent comparable sales, current competing listings and the latest CREB district data, and explains the reasoning in plain language. Be careful with the agent who quotes the highest price. In a market with 3.88 months of overall supply citywide and fewer sales than last year, an inflated asking price usually leads to a longer sale and a lower final number, not a bidding war. The agent's job is to give you an honest number and defend it, not to win your listing with it.
Questions worth asking at the interview
- How many listings have you sold in my district in the past year, and at what share of asking price?
- What is your pricing based on? Can I see the comparable sales?
- What is included in your marketing: photography, video, staging advice, online exposure?
- How will you communicate with me, and how often? Who do I deal with day to day?
- What is your commission structure, and what exactly does it cover?
- What happens if my home does not sell? How and when do we adjust?
Written answers to these questions make agents easy to compare side by side.
Check the basics
Confirm the agent is licensed in Alberta and in good standing, and read their recent client reviews on Google and other public profiles. Look for reviews that mention the things that matter in a sale: pricing accuracy, communication, and how problems were handled. A long record of sales in your part of the city, backed by reviews from sellers in similar homes, is the combination to look for.
Noor's read
Most listing disappointments start at the pricing conversation, not at the negotiation table. Pick the agent whose number you can follow back to real sales on streets like yours, who knows your district's current supply and benchmark figures, and who tells you plainly what will happen if the market disagrees. That honesty at the interview is usually what the whole sale feels like.
