Selling or Buying in Tuscany, Calgary: A Straight Market Guide
Tuscany is one of the North West's established family communities, built around a coulee, its own residents club and the last stop on the Red Line. The North West detached benchmark price was $765,500 in October 2026, supply was a tight 3.0 months, and the district has held up better than most of Calgary. This page answers the questions Tuscany buyers and sellers actually ask, using CREB North West district numbers.
The North West market read, October 2026
CREB reports the North West as a district, and Tuscany sits inside it. In October 2026, the North West detached benchmark price was $765,500, down 2.5 per cent from last year. Detached supply was 3.0 months, a balanced figure with a slight tightness that rewards realistic pricing. The North West continues to hold up better than the softer districts of the city, and an established community like Tuscany trades on more than district numbers: lot, location inside the community and condition carry real weight here.
Living in Tuscany
Tuscany is a master-planned community built out from the mid 1990s in the coulee country along Calgary's northwestern edge. Twelve Mile Coulee, a natural ravine with pathways, runs through its western side, and many streets finish in coulee or green space lots. Residents have the Tuscany Club, a private residents facility with programs, events and recreation space, and the community has its own elementary schools and everyday shopping. Tuscany station, the terminus of the Red Line, puts commuters on the train downtown, and Crowchild Trail runs along the community's southern edge. The housing is mostly detached single-family homes from the 1990s and 2000s, with mature landscaping that the brand new communities further north cannot match yet. Tuscany suits families, LRT commuters and buyers who want an established North West community with a full amenity set already in place.
Questions and answers
What is the benchmark price of a detached home in North West Calgary?
The detached benchmark price in CREB's North West district, which includes Tuscany, was $765,500 in October 2026, down 2.5 per cent from last year. Tuscany homes vary by street, lot and finish, so treat the benchmark as the district reference point, not a valuation of one home.
What types of homes are in Tuscany?
Detached single-family homes are the dominant type, built mainly in the 1990s and 2000s, including coulee and ravine lots along the community's western side. Semi-detached homes, townhomes and apartment condos make up the rest, with the condo and townhome product concentrated nearer the station and the community's commercial areas.
Is Tuscany a buyer's or seller's market?
For detached homes, the North West is balanced, leaning tight: 3.0 months of supply in October 2026. Neither side has a strong advantage on paper. Inside Tuscany, the features buyers pay for are specific: coulee backing, a quiet interior street, and a short walk to the station or the schools. Homes with one of those hold their value best.
How long does it take to sell a home in Tuscany?
Detached homes in the North West district sat at 3.0 months of supply in October 2026. In plain terms, demand is absorbing listings at a healthy pace for a balanced market, and well priced detached homes are selling. Tuscany sellers compete against the newer builds in Evanston and Sage Hill a few exits north, so condition and pricing decide how fast any one home moves.
What should Tuscany sellers watch right now?
Your competition is twofold: similar homes inside Tuscany, and brand new construction in the far north. Win the comparison on what new builds cannot offer, which is the mature lot, the established street and the finished community, and price from current North West data, not citywide averages. If your home has coulee backing or walks to the station, make sure the listing leads with it, because those are the features Tuscany buyers filter for first.
What should buyers know about buying in Tuscany?
You are buying into a finished community: schools open, landscaping grown in, the train already running. Compare homes by position inside the community, not just by size, since a coulee lot and a mid-block lot are different products at the same square footage. Homes here are 20 to 30 years into their lives, so budget your questions around roof, windows and mechanical condition rather than assuming new build standards.
Noor's read
My read on Tuscany: it is the established alternative in the North West, and right now that is its strength. Buyers who walk a brand new street in the far north and then walk Tuscany feel the difference immediately, in the trees, the coulee and the finished feel of the place. Sellers sometimes price as if they are competing only with the house two doors down. They are not. They are competing with showhomes. Price on the North West numbers, sell the lot and the lifestyle honestly, and Tuscany homes move at a fair pace in a balanced district.
