Selling or Buying in Sage Hill, Calgary: A Straight Market Guide

Sage Hill is one of the newest communities in Calgary's far north, sitting next to Evanston along the Symons Valley corridor, with the widest mix of home types in the North West. The North West detached benchmark price was $765,500 in October 2026, supply was a tight 3.0 months, and the district has held up better than most of Calgary. This page answers the questions Sage Hill buyers and sellers actually ask, using CREB North West district numbers.

The North West market read, October 2026

CREB reports the North West as a district, and Sage Hill sits inside it. In October 2026, the North West detached benchmark price was $765,500, down 2.5 per cent from last year. Detached supply was 3.0 months, balanced and slightly tight, which is a healthier position for sellers than most of Calgary. Sage Hill reads the district numbers with one local twist: because the community is still young and surrounded by active building, resale homes here compete with new construction in a way that established communities do not.

Living in Sage Hill

Sage Hill is a newer master-planned community in Calgary's far north, built along the Symons Valley corridor next to Evanston, and most of its homes date from the 2010s onward. Sage Hill Crossing, the retail hub on the community's edge, covers the large weekly shops, with more commercial space along its main drives, and residents also use Evanston's shopping nearby. Symons Valley Road and Stoney Trail give the community two clean routes across the north side of the city. The housing mix is the headline: apartment condos and townhomes at entry level prices, semi-detached homes, and detached houses, many of them built for first time and move-up buyers. Sage Hill suits first time buyers getting into the North West, young families who want a newer home without an established community's price tag, and downsizers who want low maintenance living that is still close to family in the far north.

Questions and answers

What is the benchmark price of a detached home in North West Calgary?

The detached benchmark price in CREB's North West district, which includes Sage Hill, was $765,500 in October 2026, down 2.5 per cent from last year. Sage Hill spans a wide range below and around that figure, from entry level condos to detached homes, so treat the benchmark as the district reference point, not a valuation of one home.

What types of homes are in Sage Hill?

The widest mix in the far north. Apartment condos and townhomes make up a large share of the community, alongside semi-detached homes and detached single-family houses, nearly all of it built since the 2010s. That range is the point of Sage Hill: it is where many buyers start in the North West and where others trade down to without leaving it.

Is Sage Hill a buyer's or seller's market?

It depends on the segment, and Sage Hill is where that matters most in the North West. Detached homes in the district sat at 3.0 months of supply in October 2026, which is balanced, leaning tight. Condo and townhome sellers face more competing choice, both from neighbouring resales and from new product still being built nearby. Price detached homes to the district; price condos to your direct competition.

How long does it take to sell a home in Sage Hill?

Well priced detached homes sell at the district's balanced pace. Condos and townhomes take the right price and the right presentation, because buyers can compare your resale against similar units and against new builds before they ever book a showing. In a newer community like this one, the listings that sit are usually the ones priced as if the new construction down the road did not exist.

What should Sage Hill sellers watch right now?

Your competition includes the builder. Active construction in and around Sage Hill caps what a resale can ask, and buyers know it, so price from current North West data and your true competing listings. For condo sellers, the document package and the building's condition are read closely by buyers and lenders, so have them ready early. Low condo fees and a well kept unit are genuine selling features at this end of the market; lead with them.

What should buyers know about buying in Sage Hill?

Compare resale against new build honestly before you decide. A resale home usually comes with finished landscaping, window coverings and a deck already in, and resale purchases do not carry the GST that applies to most new builds, which closes much of the gap the sticker prices suggest. In the condo buildings, read the documents and the fee structure the way your lender will, because that is where Sage Hill units differ most from one another.

Noor's read

My read on Sage Hill: it is where the far north starts for a lot of buyers, and it does that job well. The risk is on the sell side. Owners here sometimes price against what they paid the builder, plus their upgrades, plus a margin, and the market does not work that way when the next phase is still selling down the street. Price against the competition a buyer can actually go and view this weekend, and Sage Hill resales move. That discipline matters more in this community than almost anywhere else in the North West.
