How much do homes cost in North West Calgary?
The reference figure is the detached benchmark. In October 2026, the detached benchmark price in CREB's North West district was $765,500, down 2.5 per cent from last year and above the citywide detached benchmark of $735,100. Semi-detached homes, townhomes and condos cost less, and prices vary a lot between the district's newer far-north communities and its established neighbourhoods closer to the centre.
The detached benchmark, in context
A benchmark price is CREB's estimate of a typical home in the district, and it is the cleanest way to compare districts. The North West at $765,500 sits above the Calgary-wide detached benchmark of $735,100, and its prices have eased less than in much of the city: down 2.5 per cent year over year, compared with declines of more than 6 per cent for detached homes in the North East. Detached supply in the North West was 3.0 months in October 2026, tighter than the citywide detached figure of 3.3 months, which supports prices even as sales volumes moderate.
What other home types cost
CREB's district detail for the North West centres on detached homes, so for other property types the citywide October 2026 benchmarks give the range. Citywide, semi-detached homes sat at a benchmark of $685,200, row homes (townhomes) at $407,500, and apartment condos at $288,800. North West homes in each type generally track at or somewhat above those citywide figures, since the district prices above the city average for detached homes. Within the North West, a townhome in a newer community like Sage Hill or Evanston and a condo in an established area like Brentwood or Varsity are different products at different prices, and both sit well below the detached benchmark.
Why prices vary inside the district
The North West covers a wide range of housing. Newer master-planned communities in the far north, including Evanston, Sage Hill, Nolan Hill and Sherwood, are dominated by newer detached homes that cluster around and above the district benchmark. Established neighbourhoods closer in, such as Edgemont, The Hamptons, Arbour Lake and Tuscany, mix older detached homes, some with larger lots and renovation upside, with semi-detached and townhome options. Lot position, age, finish level and whether a home backs onto green space move an individual price well above or below the benchmark in either part of the district.
What buyers should budget for
Start with the benchmark for your property type, then adjust for the specific community and street. In a district at 3.0 months of supply, buyers have some choice without having strong leverage, so well priced homes still sell close to asking. Buyers comparing the North West with cheaper districts are paying for newer housing stock, established schools and amenities, and a resale market that has held its value better than most of Calgary this year.
Noor's read
The North West is not Calgary's cheapest district, and October's numbers show why: steady demand, tighter supply than the city average, and prices that have softened less than elsewhere. For buyers, the value case is stability. For sellers, the benchmark is the starting point, and the street-level sales decide the rest.
