Is now a good time to sell a home in Calgary?
Is now a good time to sell a home in Calgary?
It depends on what you own and where. Calgary in October 2026 was a split market: detached homes in the West and North West were close to balanced with steady prices, while apartment condos sat in a clear buyer's market. Citywide, the overall benchmark price was $564,200, sales were 1,592 for the month, and overall supply was 3.88 months. For a well priced detached home in a strong district, selling conditions are workable. For a condo, pricing has to be realistic from day one.
The citywide picture, October 2026
Calgary recorded 1,592 sales in October 2026 against 6,173 active listings, for 3.88 months of overall supply. Year-to-date sales are down nearly 11 per cent, so there are fewer buyers completing purchases than last year, and the market is no longer the fast seller's market of recent years. Detached homes held up best: a benchmark of $735,100, down just 0.7 per cent year over year, with 3.3 months of supply. Semi-detached homes sat at $685,200 with 3.0 months of supply. Row homes and apartment condos were softer, and that is where sellers face the most competition.
District by district
West Calgary is the tightest district in the city for detached homes. Supply was 2.51 months in October 2026, the detached benchmark was $988,400, up 3.15 per cent year over year, and the district's overall benchmark of $734,800 was up 2 per cent. Sellers of detached homes in the West are in the strongest position in Calgary right now.
North West Calgary is balanced and steady. The detached benchmark was $765,500, down 2.5 per cent year over year, with 3.0 months of supply. Neither side has a strong advantage, so presentation and pricing decide individual results.
North East and East Calgary are the softest districts for detached homes. Prices there are down more than 6 per cent year over year, with 4.2 to 4.5 months of supply. Sellers there are competing against more listings and more patient buyers, which makes accurate pricing essential.
Condos and row homes are the toughest segment citywide. Apartment condos carried a benchmark of $288,800, down 7.9 per cent year over year, with 5.28 months of supply. Row homes sat at $407,500, down 5.1 per cent, with 4.4 months of supply. That is buyer's market territory: more choice for buyers, longer selling times, and less room for optimistic pricing.
What this means if you are deciding
If you own a detached home in the West or North West and your move is already planned, the data supports listing with confidence, provided the price reflects today's district numbers. If you own a condo, the honest answer is that buyers hold the leverage, and the homes that sell are priced to the current benchmark and presented well. Waiting for the market to return to peak conditions is a gamble in either direction; the decision usually comes down to your own timeline, not a forecast.
Noor's read
This is a market that rewards sellers who price from current data and punishes those who price from memory. District and property type matter more than the citywide headline. A detached home in the West and an apartment condo in the North East are effectively in two different markets, and they should not be priced or marketed the same way.
